Heritance Kandalama is one of the defining works of Geoffrey Bawa, Sri Lanka's most internationally recognised architect, and one of the clearest expressions of his approach to building with a landscape rather than on top of it. Rather than levelling the site, Bawa designed the hotel to follow the existing rock face above the Kandalama reservoir, stretching the building along the hillside in a long, low profile that traces the terrain instead of overriding it. The result sits between the Dambulla cave temple and Sigiriya rock fortress, two of the Cultural Triangle's most important ancient sites, without competing visually with either.
Bawa's guiding concept was of a man-made "cave" — a structure that would feel closer to a natural rock formation than a conventional hotel. Sections of the building incorporate the bare rock surface directly into their walls, and the design deliberately invites vegetation to colonise the structure over time: creepers, vines and moss now cover much of the exterior, and trees grow through and around parts of the building rather than being cleared to make way for it. Decades after it opened, the hotel now reads as something closer to ruin-reclaimed-by-forest than new-build, which is exactly the effect Bawa was working toward, and it is often cited as one of the earliest and most complete examples of what is now called tropical modernism in hotel design.
That environmental integration was matched by early recognition on formal sustainability grounds: Kandalama became the first hotel in Asia to receive Green Globe 21 certification, and has been credited as the first hotel anywhere to receive LEED green-building certification, well ahead of sustainable design becoming a standard consideration in hotel construction. Those credentials sit alongside a genuinely ambitious piece of ecological engineering: the hotel was built to work with the existing Kandalama tank, an irrigation reservoir with roots in Sri Lanka's ancient hydraulic civilisation, rather than draining or reshaping it for the sake of the building.
The interior architecture carries the same restraint as the exterior — long corridors that frame views out over the reservoir and forest canopy rather than enclosing guests within decorated rooms, and public spaces designed to draw attention outward to the landscape rather than inward to the building itself. Wildlife, including troops of monkeys and a wide range of birdlife, moves through the grounds largely undisturbed, a direct consequence of a design brief that treated the surrounding forest as something to be lived alongside rather than cleared.
For anyone interested in architecture as much as accommodation, Kandalama remains one of the most complete built statements of Bawa's belief that a building in Sri Lanka's landscape should look like it grew there, and it continues to be studied and visited on that basis independently of its function as a working hotel.

How much is a taxi from Colombo airport to Heritance Kandalama?

How long does the transfer to Heritance Kandalama take?
About 2 hr 48 min in normal traffic. Arrivals at Bandaranaike are busiest in the early morning, when the long-haul flights land together.
Will the driver wait if my flight is late?
