Heritance Tea Factory began life in 1879, when the English planter William Flowerdew acquired crown land high in the central hills near Kandapola and set about building a tea factory on what became the Hethersett estate. The original building was damaged during the First World War and rebuilt in the 1930s, and for decades afterward it operated as a serious working factory, processing close to 500,000 kilograms of Ceylon tea a year at its peak — one of many such factories that once studded these hills around Nuwara Eliya.
Rising costs and ageing machinery brought production to a close in 1973, and the factory stood largely disused for almost two decades afterward. The idea to convert it came in 1992, when G. C. Wickremasinghe, a director of Aitken Spence, visited the neglected Hethersett factory and saw the potential to turn the industrial building itself into a hotel rather than demolishing it for something new. Architect Nihal Bodhinayake was brought in to oversee the conversion, a project that earned a commendation at the South Asia Architecture Awards in 1996, the same year the hotel opened under Aitken Spence's Heritance Hotels and Resorts brand.
What makes the result distinctive is how much of the original factory survives inside it. The upper floor once used for withering tea leaves was converted into 50 guest bedrooms; the floor where tea was once sorted and graded is now the hotel's Kenmare Restaurant; and the old engine room that once powered the machinery is now the hotel's modern kitchen. Original steel structures, wooden floors and pieces of the processing equipment remain visible throughout the building rather than being stripped out for a conventional hotel fit-out, and corridors and stairwells still carry the proportions of a working factory rather than a purpose-built hotel.
Set at altitude among the tea estates around Kandapola, the factory-turned-hotel sits inside the same plantation landscape that once supplied its production lines, with the tea bushes still worked commercially on the surrounding hillsides. For guests interested in how their tea was actually made rather than just how it tastes, the building itself does most of the explaining.
The result is one of the more unusual hotel conversions in Sri Lanka's hill country: a genuine 19th-century tea factory, still legible as a factory, repurposed rather than replaced — a piece of the region's tea-planting history that guests walk through rather than simply read about.
